Director - Quantity Surveyor (Construction) 
Functional Area: Project Commercial/ QS/ Cost Control
Job Purpose / Role Overview: The Director - Quantity Surveyor will oversee and manage the Quantity Surveying (QS) team, ensuring alignment with project requirements and company procedures throughout all project phases. This role involves extensive coordination with project stakeholders and maintaining rigorous cost control measures. Projects you will need experience in include Towers & Luxury hotels.
Key Responsibilities:

  • Review BOQs and coordinate with technical departments for specification and quantity validation during pre-contract phases.
  • Manage commercial aspects post-contract, including issuing contracts, reviewing cost reports, and finalizing variations for management approval.
  • Coordinate VAT calculations, tax invoices, and payment summaries with contractors.
  • Ensure compliance with regulatory bodies and handle RERA inspections as necessary.
  • Lead monthly meetings with contractors for timely variation approvals and manage disputed items and third-party audit reports.
Other Key Responsibilities and Accountabilities:
  • Source and allocate QS personnel to projects in consultation with Commercial, optimizing deployment for effective project support.
  • Guide and brief QS team members on roles, responsibilities, and reporting protocols.
  • Ensure timely achievement of project milestones related to certifications, payments, and reporting.
  • Address escalated issues in collaboration with project stakeholders and obtain necessary approvals from Commercial Department.
  • Streamline processes and metrics across projects to enhance efficiency and effectiveness of QS functions.
  • Track cost and variation trends across projects, implementing improvements and updating company tools and procedures accordingly.
  • Evaluate contractor claims and provide recommendations in accordance with contractual obligations.
Competencies Required:
  • Strong technical expertise in Quantity Surveying and Contracts.
  • Experience with Integrated Enterprise Cost Management Systems.
  • Ability to multitask in dynamic project environments with analytical and organizational skills.
  • Proficient in FIDIC forms of contract and commercial procedures in construction development.
  • Excellent communication skills with a diverse team of professionals and stakeholders.
Education & Experience:
  • Bachelor’s degree in Civil Engineering or Quantity Surveying.
  • 18 to 20 years of overall experience with 10 to 15 years in the construction industry.
  • Experience in pre and post-contract quantity surveying functions with reputed companies.
